RENTAL REQUIREMENTS

• No smokers. No smoking anywhere on property.
• No pets other than (possibly) a small dog. Owner must approve.
• No BBQs.
• No more than 4 tenants total per unit, including children.
• One year lease.
• Two months security deposit.
• No utilities are included in the base rent.
• Water is billed for the full building. That cost will be 40% to each of the 2 main units and 20% for the ground-floor usage.
• Unless otherwise arranged, cost of a single Comcast subscription will be split in the same manner (40:40:20).
• All electric charging must be cleared with owner first, both for fire safety and for correct billing of the additional electrical usage. Examples inlcude: electric bikes, electric scooters, EVs, and plugin hybrids.
• All candidates must complete the tenant application, including authorization of a credit check and paying the $40 Intellirent screening fee.
• All tenants must sign and abide by the lease agreement and the owner's rules.
